Each visit to a page is recorded with a timestamp when the page is opened. When you visit another page we get another timestamp, so we calculate the time as the difference between the two pages.
For the last page of a session, where the visitor closes their browser or moves to a site outside of the intranet, we don't have a new timestamp to calculate, so we use a signal from our tracking code that occurs at 10, 30, 60, 180, 600, 1800, and 3600 seconds. This allows us to assign an approximate value to the last page, or single page visits.
We use this data to calculate the typical time on a page or site as the range between the 1st and 3rd quartile of the distribution of all the visits.
